A land purchase involves many factors—zoning type, municipal regulations, construction restrictions—and the pieces of the puzzle can quickly become difficult to assemble. Here is an overview of the process, step by step, with insights from a specialist.
Whether the goal is to build a home, a cottage, a rental building, a business, or to subdivide for resale, (maison à vendre)acquiring land is never a decision to be taken lightly.
“Buying land can be much more complex than buying a house,” says Pierre-Marc Beaulieu, a real estate broker at LD with extensive experience in this field. “You often face several realities and constraints that must align with your needs.”

The Different Steps
Once you’ve found a piece of land whose location and size seem suitable, the first thing to check is the zoning type, which defines permitted uses—for example, single-family or commercial construction, agricultural operations, etc.
“Zoning also determines the permitted building height, the distance from the street, and other elements to consider,” Pierre-Marc adds. The broker handling the sale can provide this information, consulting an architect or land surveyor if more detailed data is needed.
Next, you must determine whether there are restrictions affecting construction possibilities, (acheter une maison)such as flood zones, watercourse mobility, potential landslides, or hybrid environments.
Third, since each municipality has its own construction regulations, you should obtain the urban planning documents and other relevant materials from the city. For example, in 2023, the City of Sherbrooke adopted a “nature plan” aimed at protecting 45% of natural areas, which restricts construction in certain locations.
“You also need to contact a municipal inspector, who can inform you about the capacity of the infrastructure serving the land,” Pierre-Marc explains. For instance, even if the city supplies water to a neighborhood, it may not be able to serve a 12-unit building at the far end of the area if the existing water line is already at full capacity.
Thus, whether for water, electricity, or sewage, additional installations may be required. “If you need to dig a well or install a septic system, you must know the associated costs in advance so they can be added to the total cost of the land.”
Soil quality is another important factor. “Are there contaminants on the land? If so, how serious is the contamination, what must be done to remove it, and how much will it cost? These are essential questions.”
A Qualified Broker: The Key!
For Pierre-Marc, the simplest way to avoid confusion is to work with a broker who knows the field and can refer you to the right professionals at each step (surveyor, inspector, engineer, well-driller, geologist, biologist…). “We don’t have all the knowledge, but we know who does!”
The broker’s work also includes verifying all possible elements in advance. “We can inform clients about what they can do with the land and the constraints they must respect. Our goal is to ensure buyers have as much information as possible to avoid unpleasant surprises. (évaluationvaleurpropriété) And if they encounter obstacles, we know the available options and can guide them toward the right solutions.”
The same applies to someone who wants to sell their land and determine its value. “We take all factors into account and lay everything on the table. This ensures a transparent sale and protects the seller.”
The Land Market in the Eastern Townships
Pierre-Marc Beaulieu notes that the land market in the Eastern Townships remains active despite a slight slowdown in transactions. Demand is still strong, particularly due to buyers from major urban centers, while limited supply continues to push prices upward.
Values are still rising, although prices vary depending on location and development potential. Overall, buying land in the townships now requires a larger budget than a few years ago, reflecting the region’s growing appeal and the scarcity of available land.
