Once an applicant has been granted SDA Housing, they sign a Tenancy Agreement with the landlord for the exact property they want to live in. The tenant needs to pay a flat rate of rent each week, on top of the Tenant Support Services payment. This flat rate is called a “Rent Contribution” and can range from $100 to over $300 a week depending on the location and size of the property. The renter also has to pay all the bills such as electricity, gas, and phone bill. A large portion of the Rent Contribution is paid directly to the landlord and a percentage is usually kept by the Special Disability Accommodation (SDA) provider.
The tenancy agreement for SDA Housing can be set out differently depending on the individual needs of each person and their Provider. The tenant can also negotiate different terms in the tenancy agreement with either party when they are moving into the property.
