Your home’s foundation is its structural bedrock, and any damage to it can spell trouble for the rest of the building. Among the most common signs of foundation issues are cracks. However, not all foundation cracks are created equal.
Some are harmless and purely cosmetic, while others indicate serious structural concerns that require immediate attention. Understanding the different types of foundation cracks can help homeowners make informed decisions about repairs and maintenance. Read on.

Hairline Cracks
Hairline cracks are very thin, often less than 1/16 of an inch wide. These cracks are typically caused by the natural curing process of concrete. As concrete dries and shrinks, small cracks may appear.
In most cases, hairline cracks are not a cause for concern. However, it’s still a good idea to monitor them for any changes in width or length over time, as worsening could signal an underlying issue.
Vertical Cracks
Vertical cracks are among the most common and least severe types. They run up and down and usually result from foundation settling, which is a natural process.
These cracks are usually found in poured concrete foundations and are not structurally serious. They can often be repaired easily with epoxy or polyurethane injection to prevent water intrusion.
Horizontal Cracks
Horizontal cracks are more serious and typically indicate pressure from soil or water on the outside of the foundation wall. These cracks are often found in block or brick foundations and can point to structural failure due to hydrostatic pressure. If you see a horizontal crack in foundation, especially if they are wide or bulging, it’s crucial to call a structural engineer or foundation specialist immediately.
Diagonal Cracks
Diagonal cracks often run at a 30- to 75-degree angle and may appear wider at one end. These are usually caused by differential settling, where one part of the foundation sinks more than another.
While not always a structural threat, diagonal cracks can lead to long-term issues if not addressed. Particularly if they continue to grow or are accompanied by sticking doors and windows.
Stair-Step Cracks
Found in brick or concrete block walls, stair-step cracks follow the mortar joints in a zig-zag pattern. Like diagonal cracks, stair-step cracks can be caused by foundation settling or soil movement. Small stair-step cracks may be cosmetic, but wider or expanding ones can be a red flag for foundation movement and need to be evaluated professionally.
Cracks with Displacement
Cracks that show displacement-where one side is higher than the other-are a serious concern. These indicate a shifting or sinking foundation and are often accompanied by other structural issues such as:
- sloping floors
- misaligned doors
- cracked interior walls
Prompt evaluation and repair are critical in these cases.
Make Sure that Your Foundation is Well Built
While not all foundation cracks are an immediate cause for panic, they should never be ignored. Regular inspections and early intervention can prevent minor issues from becoming costly repairs. If you’re uncertain about the severity of a crack, it’s always best to consult a qualified foundation expert or structural engineer to ensure your home remains safe and stable.
