Hello World! Welcome Friends! Buying a house is an exciting time. It’s the opportunity to start afresh on your own terms in a space that you can design and manipulate to suit your needs. However, buying a house is also a large financial undertaking and, once you own it, you’ll have to take care of all the maintenance.
That’s why it’s essential that the excitement of buying is tempered by the realities of being a homeowner. That’s why it’s essential that you have the following 5 things inspected properly before you buy.
1. Electrics
Electricity is integral to everyday tasks. It’s something that most people take for granted. That’s despite the fact there are an estimated 800 million people in the world without electricity.
Electricity is carried in wires that are built into your home. Over time these wires can perish, this causes the electrics to short circuit and increases the risk of house fires. When faced with damaged wires you’ll need to consider rewiring your home. However, this is an expensive task and something that you need to be prepared for.
That’s why you should have them inspected first, it will ensure any issues are identified. They can then be rectified before you buy or you can negotiate the price accordingly.
2. Structural Issues
You’ll notice a huge crack going down or across your new house. It will lead you to ask questions about the build quality and whether the house is safe. But, the signs of structural issues are not always so obvious. That’s why you should have a structural survey completed, along with dye penetrant testing. This will identify any hairline cracks and potential issues.
3. Plumbing
Just as your electrics can age and cause you issues, so can your plumbing system. Again, this is often hidden inside the walls, providing limited access to check it. The fact that the pipes are hidden won’t just make it harder to find a leak, it will make it more costly to repair or replace.
However, you don’t need to have a leak to have an issue with your plumbing. An inspection will help you to guess the age of the pipes and whether they are reaching the end of their life. It will check the material used for pipework to ensure its safety, and identify any potential issues.
Again, this can help you be prepared for the financial costs or reduce the price accordingly.
4. Pest Inspection
Pests can get into a house through various different entry points. They can then do a lot of damage. This includes eating the wood in the house and chewing through electric cables. Of course, pests can also carry disease, you don’t want that in your new house!
A pest inspection identifies any issues to ensure they are resolved before you move in.
5. Insulation
In most cases, this is now part of the required inspections as it tells you the energy rating of your new house. It’s important that this be verified as high-levels of insulation will ensure your energy bills are kept to a minimum. It’s also better for the environment;
Paying attention to these inspection points means you can buy a house with confidence. That’s worth spending a few dollars on.
