Hello World! Welcome Friends! So, recently I was hired to stage a property that is just a tad bit outside of Houston. It’s a lovely home that sits on a little more than 2 acres, perfect for country living. The house itself has 4,331 square feet and is situated nicely on the property; as you will see from the aerial shot. The main home has 4 large bedrooms and 4 bathrooms. Let’s take a fun tour, shall we?
Welcome to the Wildwood Horse Property
The exterior of the home is brick and stone with lovely landscaping and mature trees.
The pool area is completely fenced in with a wrought iron fence. The only staging I did out by the pool is putting out some chaise lounge pillows and a couple of plants.
The entire property is fenced with a gated entry that leads to the main house to the left and the guest quarters, garage, and horse barn to the right. You can just make out the fence line at the back of the property.
Upon entering, the foyer opens up to the formal entertaining areas and then leads into the family room. An office/tv room is through the white french doors in the formal living area. This home has a double staircase, the front portion of the stairs is in the foyer. For the staging, I used items that the homeowner had on hand. I did do quite a bit of furniture moving on this property.
The dining room is to the right as you enter the home. It’s a quaint space that is perfect for intimate dinners.
The family room has high ceilings with some gorgeous beams that run across the ceiling. The fireplace opens up to the family room and the breakfast/kitchen area.
The room beyond the family room is another entertaining space that leads out to the pool area.
This room is right off of the kitchen with a corner fireplace, brick wall and wood ceiling. It leads out to the breezeway which connects the house to the garage and guest quarters.
This room is just beyond the family room. It has windows galore, another corner fireplace, brick wall, and wood ceiling.
On a sunny day, the light pours in through the skylights. This space is perfect for indoor/outdoor entertaining with the pool just beyond.
Here the back staircase leads to the kitchen. I think one of my favorite spots in this house is the kitchen.
This island is amazing. Just beyond you can see the laundry room through the open door.
The kitchen is large with a great eat in area. Through the open door you can see the room that leads to the guest quarters and garage area.
On the other side of the house from the kitchen is the master bedroom. This house doesn’t have any carpet which makes it easy to clean up after pets. The current owner had the cutest pups that were so sweet while I was there staging. Here in the master bedroom, I cleaned off the dresser and end table, fluffed the bedding and pulled the curtains open. And, we have yet another fireplace.
The master bathroom is a great size with updated shower and vanities. The key in the bathroom is to have it super clean with no clutter on the vanities.
This guest bedroom is located upstairs. This room was pretty simple to stage. I remade the bed and put some decor items on the dresser.
This is a Jack and Jill bath upstairs between two of the bedrooms. Again, the counters have been cleaned off and hand towels displayed on the towel rod.
This room was a little challenging with its odd shape. The only way I could get this room to open up and look larger than it really is was to move the bed in front of the window. I generally don’t like to block windows, but moving the bed really opened up the space.
This bedroom upstairs is being currently used as a home office. For staging all papers and files were tucked away and the desks cleared off.
This room is the upstairs family room. Look at that ceiling! Those are gorgeous saddles being displayed at the far side of the room.

I really enjoyed staging this property and getting to meet all of the friendly horses and dogs. Such sweet animals.
The garage and RV garage. The guest quarters are just behind the two car garage and face the pool and outdoor living area.

What a lovely home, and you have certainly prepared it to be presented well. This must be a fun and sometimes challenging job! I am always amazed at some houses on the market and how messy they are. I must agree with Sarah on what an unbelievable price that is for this property. Where I live in Louisiana it would easily go for much more. May not sale, but the asking price would be at least over a million. You did a great job. Hubby is a realtor and I know how difficult it is for sellers to understand the importance of cleaning and staging to sale. So enjoyed seeing this post. Thanks.
