Whether you’re flipping a home, or just looking to add value for the future, it can be tempting to go for as complete an overhaul as possible, seeking out the most modern touches and the easiest installations to make sure you add as much to the eventual sale price as possible. However, in the present atmosphere, it’s not as easy as it used to be to go for the complete remodel. Unless you yourself are an experienced handy person, there is always the danger of getting in over your head – and not everybody can call in tradespeople to help out.
More and more people are considering the idea of adding to their homes a bit at a time. It makes a lot of sense. If you’re still living in the house, a full remodel is a lot of upheaval and there never seems to be a good time for that. It also represents an easier way to spread the outlay, as you can do things when they’re affordable. As long as you avoid voguish touches that will be out of fashion by the time the home comes to be sold, single touches along the lines of the following can make a big difference.
Cranking up the Heating… So to Speak
If you’ve ever moved into a home that had seen a lot of years go by without an upgrade, you’ve probably experienced the dubious “joys” of waiting for the internal heating to warm up. Of course, the laws of physics being what they are, you can’t expect a whole home to become toasty the moment you turn up the thermostat – but there are touches you can add that speed the process. Replacing an older boiler, adding some radiators and even underfloor heating are possibilities, and if you hook them up to a smart system they can be controlled even when the home is empty. That’s a nice touch – and upgrading the heating will add more value than it costs to do.
Raising your Floor Price
There was a time when wall-to-wall fitted carpets were considered to be the height of desirability in a home, but over time that view has fallen out of fashion. Carpets are great, but the idea of maintaining them doesn’t always appeal to potential buyers. You might be surprised to learn that engineered wood flooring will boost asking prices beyond what carpet can do, and wood floors are easier to maintain. You can even fit the floor yourself with a little bit of practice.
Add an Extra Room
Of course, one thing that will guarantee a boost in value is adding another bedroom to the total in your home. That may seem obvious, but where do you find the space?
One way of achieving it is to build an extension on the house, fitting a bedroom and perhaps more into the added space. Another is to convert the loft – if you have been leaving it vacant or using it as storage, you’ll get more value by adding some skylight windows and making it over as a chic bedroom. Both of these options, however, are likely to require help from professionals and extensive work – in the latter case, you’ll need to build a whole new staircase – so converting your garage could work much better; it’s quicker and can look fantastic if you plan it right.
