Hello World! Welcome Friends! Make your roof last longer, and save yourself a lot of stress and money, by paying attention to these warning signs of common problems, so you can solve problems when they’re easy to put right either yourself or with a contractor.
Damaged Plumbing Vent Boots
Plumbing vent boots can all be plastic, plastic, and metal, or two-piece metal units. Check the plastic bases for cracks, and metal bases for broken seams. Examine the rubber boot that surrounds the pipe. This can get rotted away or torn, allowing water to get into the house along the pipe. With any of these issues, you need to buy a new vent boot to replace the old one. If the nails at the base are missing or pulled free, but the boot itself is still in good shape, replace the nails with the rubber-washered screws that are used for metal roofing systems.
Ceiling Stains
If you notice that you have water stains that are extending across your ceiling or running down your walls, then a leaky roof is probably the culprit. Tracking down the leak is the tricky part, and you might need a roofing company to repair it. There are some simple tricks to help you find and repair most of the most common kinds of a roof leak. If you have a leaky roof, you need to have it repaired immediately, even if it isn’t bothering you yet, or you will end up needing a completely new roof. Even over a short amount of time, small leaks can turn into huge problems, like mold, rotted framing and sheathing, destroyed insulation, and damaged ceilings.
Shiners
If you can’t see the obvious flow marks and the stain on your ceiling is still quite small, you can look at the underside of the roof for shiners. A shiner is a nail that has missed the framing member. Moisture that escapes into the cold attic from the rooms below will condense on cold nails. You can often spot this when you go into the attic on a cold night. The nail will look white because it’s frosted. When the attic warms up a bit during the day, the frost will melt and drip, and the nail frosts again at night, and the cycle continues. The solution is to just clip the nail with side-cutting pliers.
Damaged Shingles
A broken shingle looks ugly and will cause leaks in the future. As long as you can find matching shingles, the repair is relatively straightforward, with or without a contractor to do it.
Rusted Gutters
Gutter leaks tend to start at rusty spots or seams that have opened up due to expansion or contraction. If your gutter is still otherwise sound, the easiest way to sort out the leak is to cover the damaged area with roof and gutter repair tape, which you can buy in home centers and hardware stores. Remove the rust first with a wire brush and scrape out the tar with a putty knife.
