Hello World! Welcome Friends! You must choose your roof with great care as it is among the essential parts of any building. It plays a significant role in maintaining the health and livability of the building. That is why several aspects should be taken into account when choosing the type of commercial roof design-build, such as the type of facility or the shape of the building.
According to companies that deal with Property Renovations in Brevard County, if roofs are not checked regularly, problems can occur that are more costly to repair than maintain. In addition, after a certain period of time, you need to replace the roof to avoid problems such as water leaks that can lead to significant damage to the building structure. Regular inspections will tell you when is the time for a new one.
Of course, choosing a new roof can be difficult when you see how many choices there are on the market nowadays. There are classic commercial roofs, roofs with much higher heat resistance, roofs that make rainwater drainage more efficient, flat or sloped roofs, and many more.
For a better understanding of what each consists of, below you will find a list of the most common types of commercial roofing:
Metal Roofing
For various reasons, metal roofs are among the most popular types of commercial roofing. First of all, they have very high durability and resistance, including when it comes to fire. They can also be very aesthetically pleasing, giving buildings an attractive appearance.
Secondly, they are also budget-friendly, as you can choose from a reasonably wide range of materials, depending on your preferences and the amount you want to invest. The materials that you can use for roofing include:
- Aluminum
- Corrugated galvanized steel
- Copper
- Tin
- Stone coated steel
- Stainless steel
- Lead
Among the disadvantages of this type of roof is its susceptibility to corrosion. However, this problem is solved nowadays by adding protective coatings that act as a barrier against moisture and other metal-damaging factors.
Green Roofs
Green roofs are one of the best options for a business that promotes sustainability, but not only. They are made of a resistant, waterproof membrane coated entirely with green plants. It is very versatile and brings many benefits, both economically and when it comes to entertainment. This type of roof has become increasingly popular in recent years, but not without good reason.
Green roofs help reduce the costs attributed to heating or air conditioning because they act as a natural thermal insulator while reducing the urban island effect. In addition, they can absorb considerable amounts of water, leading to a reduction in the necessary drainage systems and related costs. Another advantage is that green roofs can be used as employee relaxation areas.
Naturally, there are also less pleasant sides when it comes to green roofs. They require constant maintenance, such as watering or mowing the grass when it doesn’t rain. But all things considered, they are a good investment for large buildings.
Built-up Roofing
Built-up roofing is perfect for foot traffic, especially if you want to landscape different areas on the roof. This type of roof is made of overlapping layers of tar and gravel, which can be coated to reflect heat. Usually, there are 3 or 5 layers, but these can vary depending on your budget or specific durability requirements.
The built-up roof is very resilient but does not have the greatest longevity. On average, after 20 years, it needs to be replaced, and the more time that passes, the more difficult it becomes to identify leakage problems.
Spray-On Roofing
This type is not a stand-alone roof but requires a pre-existing roof. This is then sprayed with Polyurethane Foam Spray, short known as SPF, which initially has a liquid structure but turns rapidly into a solid coating. This environmentally friendly roofing insulates very well, is waterproof, and is suitable for different climatic conditions.
If properly maintained, it has a durability of up to 50 years. The only drawback is that favorable weather conditions are required for installation, which can cause some inconvenience. If you decide to use this type of roof, it is best to check the weather before you plan to install it.
TPO and PVC Roofs
Both polyvinyl chloride (PVC) and thermoplastic polyolefin (TPO) roofs are known for their adverse temperature resistance. They have considerable endurance to high winds, heavy rain, and extreme heat. The material from which these roofs are made is lightweight, so they do not put pressure on the building. In addition, they reflect heat, helping to insulate.
PVC roofing consists of two layers and an intermediate layer of polyester. The upper layer is made of additives rendering the membrane UV resistant. The bottom layer includes plasticizers for flexibility, thus making it easier to install than other types of roofs.
TPO coatings consist of a single-ply membrane of polypropylene and ethylene-propylene rubber bonded together. One aspect that has increased the popularity of TPO is that it comes in a variety of colors, as it is part of the thermoplastic membrane category. Among the most popular colors are gray, white, or camphor.
