The first thing that will likely go through your mind is the cost of roof replacement. And, we’re not going to lie; it’s a pretty steep price to pay. In truth, though, a missing tile doesn’t always mean complete replacement. It’s often possible for roofers to just repair the damaged area. And, even if replacement is necessary, you may not actually help yourself by avoiding the job.
In fact, failing to take action could end up costing more than that replacement would in the first place. The trouble being, of course, that holes in your roofing can lead to all manner of complex problems. It’s not a pleasant reality, but it’s something you need to realize if this happens to you. Water damage
Perhaps the most substantial risk is that of water damage. It doesn’t take a genius to work out that holes in your roof are going to lead to leaks. You may reason that a little water in the attic isn’t the end of the world. But, you’ll soon rethink that when your leak starts to drip onto your upstairs landing. What’s more, the drip isn’t going to be all that small if rain gets heavy. In fact, a downpour could be all it takes to flood your attic. And, if that happens, you’ll have no choice but to call on a restoration company to help clear the damage. You can bet that roof replacement won’t seem like such a tall order if this happens. That price will certainly pale in comparison.
Unfortunately, water can sometimes completely ruin a home. It only takes one leak to reach electrical wiring and cause a fire. When the damage is larger, you should start thinking about getting a new roof giving you a chance to fortify your home with better materials and a modern approach. This solution is often the best option if your roof has been damaged in any way.
Infestation
Bear in mind, too, that holes in your tiles could lead to infestation fast. With an exposed access point, birds, bats, or even rats may take up habitation in your attic. As well as posing potential structural issues, infestations like these are plain unpleasant. Not to mention that they can lead to health risks from fleas and other rodent-carried diseases. You would also have no choice but to call extermination services, as well as paying to repair damage from chewing and such. Hate to say we told you so, but that’ll get pricey, too.
Don’t forget dry rot
Don’t make the mistake, either, of thinking that living in a dry country will save you damage here. Instead, you face risk of dry rot. This is a wood fungus caused by continual exposure to hot and dry conditions. And, if your attic beams are exposed to scorching sunshine all day everyday, you could well fall foul here. Given that dry rot causes wood to literally crumble, you don’t want that. One thing’s sure; this issue would also cost a fortune to fix.
