For example, most people assume that adding a pool to the backyard increases property value, but it doesn’t always— at least in certain areas. Home upgrades that usually always increase property value everywhere are repairs and updates, such as to the roof and siding. However, there are a few home upgrades that are considered “luxury” that will increase property value, particularly in Philadelphia and the surrounding areas.
1.Closed-In Porch/Sunroom
If your home has a front or back porch, consider closing it in to create a sunroom. A sunroom would be a great addition to your Philadelphia home, as it would allow you to enjoy the outdoors while indoors, making it a perfect relaxation spot for rainy days. Just keep in mind that it can get hot in the summer if you don’t install ceiling fans or some other form of ventilation.

A finished basement may not seem like a luxurious upgrade, but what you decide to turn it into can be considered luxurious. For example, a home theater works perfectly in a basement. After installing flooring and insulation, you can have a theater screen and seating placed in the basement. You can even include a kitchenette if your basement space allows for it.
You could also transform your basement into a home gym. You can opt to keep your concrete floors, though you might want to include padded flooring in some places. Most basements are large enough for a variety of standard pieces of gym equipment.
3. Heating Flooring
Most people switch their carpeted flooring to hardwood or other hard-surfaced floorings because it’s more hygienic. However, this can make walking on the floors very uncomfortable in the wintertime. Fortunately, you can add heat floors to your home, and the installation is fairly simple. Most heating flooring comes in the form of mats embedded with electric-resistant cables, but you can also have a version that uses warm water pipes through tubes.
Both of these methods are also energy-efficient (though water pipes are much more energy-efficient) so they won’t increase your utility bill by much. You’ll also be able to control the temperature to get the floors heated the way you prefer.
4. Kitchen and Bathroom Renovations
The kitchen and the bathroom are the two most important rooms in the home when it comes to the rooms that people inquire about the most, and giving these rooms an upgrade can make your home feel more luxurious— all while increasing your property value. Update your bath/shower to a walk-in shower and you can even add a rainfall shower head. Updating your vanity and lighting fixtures will also make your bathroom feel more luxurious.
As for the kitchen, you may want to extend it outward if possible. This will give you room to add features like a walk-in pantry or a kitchen island. You can even choose to add a breakfast nook! Simply updating your cabinetry and countertops can also give your kitchen a luxurious feel.
5. Outdoor Kitchen
A luxury home also has luxurious features on the outside of it, and nothing says luxury like an outdoor kitchen. This will complement a deck or patio perfectly, so contact a patio or deck-building company to get you started. With the kitchen being the most important room on the inside of the home, adding one to the outside will also boost your property value, all while making it feel like you’re in a luxury home.
If you have room in your backyard, you can also add other luxurious features such as a pool or a pergola, or even a backyard playground if you have kids. The bottom line is that having a gathering space outdoors creates both luxury and property appreciation.
Increasing property value is most important to those who plan to sell their home sometime in the future because they can get more than what they paid for the house. However, if you’re not planning to sell your home, it’s still important that you choose home upgrades that won’t decrease your property value. Pools can be a hit or a miss, so make sure to do your research before getting one. On the other hand, these five upgrades and basic home maintenance are sure to give you a boost in property value.
