Hello World! Welcome Friends! There are pros and cons to living in an area protected for its natural beauty or cultural relevance. To start with, you can rest easy knowing that waking up in the morning to massive plans for a huge housing estate near your picturesque home are unlikely, even if this is a battle that rages in certain areas.
However, it also means that if you hope to develop or renovate, you may be limited in what you can do. Maybe you wanted an exterior structure with an office, kitchen, and bedroom, but because it could limit the views from your property, this has been denied to you.
But if you own property, should you really feel restricted? Well, there may be more wiggle room than you had anticipated to still gain planning permission approval and extend your property to be more capable over time. With that in mind, please consider some of the following advice:
One-Story Extensions
Adding a single-story extension to your property can be a great way to expand your living space without ruffling too many feathers or asking to much. These extensions often fly under the radar of strict planning regulations or limitations and authorities are more likely to work with you, especially if they’re designed to blend in with the existing structure. Note that you still need to be transparent and apply for permission, but extending the kitchen a bit, or adding a cozy sunroom won’t trigger those protections. The secret is to work with the natural layout of your property and keep things in proportion. Even if you can’t go as big as you’d like, a well-designed small extension can make a surprising change to how your home feels and functions.
Porches & Conservatories
Porches and conservatories are awesome home additions and also add some extra space and light to your home without causing too much of a stir, and authorities are generally okay with those even in protected areas, as they’re often seen as less intrusive than full-blown extensions, which can make them easier to get approved.
Better yet, both look awesome! A porch can give you that bit of extra room for coats and shoes, while a conservatory can create a lovely spot to enjoy your garden views year-round. The trick is to make sure they complement your existing home rather than sticking out like a sore thumb through mismatched design.
Mutual Neighbor Constructions
Sometimes, teaming up with your neighbors can open up possibilities that might not be available if you go it alone. If you’re both looking to extend, why not consider a joint project? This could involve building extensions that mirror each other on either side of a shared boundary even if it’s just one-story like we said.
It’s an approach that can create a more unified look overall, which planning authorities often appreciate because it doesn’t mean they’ll have to deal with justifying an approval for you but not others. It can also be more cost-effective to tackle two projects at once. Of course, this requires good communication and a solid relationship with your neighbors. If you wouldn’t lend them money, it’s probably best not to practice a project like this alongside them.
With this advice, you’ll be sure to gain what extensions you can, even in a protected developmental area.
