If your home has lost its appeal, no longer gives you that sense of satisfaction, and, quite frankly, makes you feel a little stressed and anxious, then it is time you invest in your home. Upgrading your home to make it seem more expensive can cost you as little as a tin of paint. However, if you want to add some real value to your home, you may need to make some more in-depth changes. This blog has been created to give you a few ideas on adding value to your home:
Extensions
If you really want to add value, then you could go for an extension. You are very likely to need planning permission, and it can cost a fair sum, but there is no doubt that by creating more space, you will add a lot of value. You could turn a two-bedroom home into a four-bedroom and extend the kitchen and living room out; how about considering laneway housing and building a second dwelling unit? A relatively simple extension could be a conservatory. This is generally less expensive than a full-blown extension and can increase the size of the living or dining room exponentially. You will need to weigh up the cost of the extension against the value of the home once it is done to see if it is worth it if your intention is to sell. If you just want to add that wow factor and have the funds, then an extension is a great way to go.
Focus on the Kitchen and Bathroom
Two rooms that pretty much any buyer will look at and will affect the value of the home are the kitchen and bathroom. If both of these rooms look a little dated, then it may be time for a complete overhaul if you have the budget. However, it may not be necessary to do this as there are a lot of smaller things you can do to reinvigorate the look and improve how you feel about them. You could change the faucets on the bath and sinks, and this may upgrade the look of these things on their own. A lick of paint is always a good idea. How about putting up a few floating shelves and decorating with some ornaments or plants? In the kitchen, think about changing the backsplash or putting one up if you don’t have one. There are plenty of colors and designs these days, so you can pick something that will upgrade the look of the kitchen. You can replace handles on door cupboards, etc. If your cupboards are wooden, you could sand them down, stain them a different color or paint them a new color. You could hang some artwork. How about using mold killer and ensuring all the grouting is clean, and you could pull out old silicone and replace them too. Sometimes all you need is to freshen everything up to reinvigorate it and make it appear more valuable.
Decluttering
If you want a quick and easy way to add value, then declutter. Clutter is a great way to detract from your home and its decor and make a space appear smaller and the air thicker. By decluttering and removing all the rubbish, you make your home easier to clean, and you make it seem larger. Decluttering can also make you feel a lot better, it reduces stress and anxiety as well as things like depression, and this in itself is a great way to add value to your living space.
Upgrade the Flooring
Whenever anyone enters a home, one of the first things that they notice, whether that be consciously or subconsciously, is the floor. If you want to upgrade the perceived value of your home, then you could upgrade the flooring. This could mean changing all the carpets, or at least steam cleaning the ones that you have; it could mean changing lino, or upgrading to laminate flooring. If you have wooden floors, you could sand them down and restain them. You could have a runner put in the hallway or put down a few rugs. Statement things can act as an ornament and is a good way of making a room appear brighter or cozier, depending on what you want to achieve. If you are feeling particularly brave, you could paint the floor you already have if it is wooden.
More Light
A dark home can appear smaller, seem dingy, and not give a great sense or feeling. If you want to add value to your home, you could increase the amount of light coming in. This could mean changing the windows, if possible, opening up the windows, and installing larger ones. Perhaps all you need to do is change the curtains so you can open them better and allow more light in. Perhaps you could install a skylight, or change the doors, especially the front door, to doors with windows in. Other things you can do include hanging up mirrors inside to help reflect more light. When it comes to artificial lighting, LED lighting is now considered to be the best. It mimics natural light, and that means it can generate a better sense and feeling.
Paneling
If you are bored of painting or wallpapering the walls of your home, why not try some paneling? Paneling is a way of really changing the feel of a room. You can add texture to a wall, or choose a style that gives a space a much grander feel. This can look particularly good in a dining room. Paneling can help you create a distinct difference in a multipurpose room too. The great thing about paneling is that it looks expensive and difficult to install, but the reality is that most people can install it themselves. So there is no need to hire a specialist to put it up.
