Hello World! Welcome Friends! I know I haven’t shared any decor posts and what has been going on with my family; so today is the day! Greg and I had been debating about whether to put the house on the market or stay put for 7 years. The 7 years are the years Chloe will be in Middle School and High School. Both Greg and myself have moved during Middle School and it was tough on us. We just didn’t want to do that to Chloe. Also, where we live, it is quite busy. Our neighborhood, though quaint at times is a pass through for traffic trying to bypass a light on a nearby street. There are times when our street is so quiet and then there are the times I feel like I live on a racetrack. We really would like a house that is tucked away on a quiet street. The last reason is that we want a second bedroom downstairs in the event my Mom wants or needs to move in with us. So, we started a search and found a couple of houses that we liked. We are in contract on a house which backs up to water, is on a quiet cul-de-sac and has a second bedroom down. I will share that house with you in the next week or so as we near our close date.
Our House Sold in a Day
Yes, the title is correct! The first day our house was on the market was Saturday, March 9th. We had one showing at 4pm and had an offer submitted Saturday night! The negotiations have been a little interesting to say the least, but we are happy with the terms settled on and to be under contract so quickly. Below are pics of our house staged to sell!
Our House Staged to Sell
Greg and I had a lot of work to do to get the house on the market to take advantage of a market shift in our neighborhood and to purchase our new house in a timely fashion. When we made the decision to list the house, we had a week and a half to get the house ready. That was the BIG PROJECT I referred to recently. We can get a lot accomplished once we partner up and get with it.
We cleaned up the landscaping, installed new exterior lights and Greg pressure washed our fence which took forever! In the picture below, you can really see the difference pressure washing the fence makes compared to our neighbors fence.

Foyer
The foyer didn’t require too much work. Just a good clean and polished floors.
Study
The Study got a fresh coat of paint to cover up the Evergreen color it was sporting before. We also did some rearranging and took a bookcase and its contents to storage.
Dining Room
I painted the dining room back in December which was one project I was thankful to have completed.
Family Room
We moved one couch upstairs to open the space up a bit. The gold chairs (I promise I’ll get those recovered one day) moved from the fireplace to where the couch was. And, new chairs were purchased to go by the fireplace.
Breakfast Room
No changes in the Breakfast Room except we took the chandelier down because I want to take it to the new house.
Kitchen
No changes since painting the Kitchen Cabinets white and installing new hardware.
Powder Room
Nothing new in the Powder Room.
Laundry Room
This is just one side of the laundry room. Across from the dryer is our freezer. I had plans to paint the cabinets white, but ran out of time.
Master Bedroom
Last year I painted the Master Bedroom, so I didn’t have to do anything in here except to tidy up the flat surfaces and clean.
Master Bathroom
This Master Bath is HUGE! The one we are going to is nowhere this big, but I prefer to have extra space in the living areas, kitchen and closets. This room received a fresh coat of paint and a good clean.
Chloe’s Bath
If you look in the reflection in the mirror, you can see the linen closet for this bath. This one also has a built in vanity. This room was painted and cleaned.
Chloe’s Room
I promised Chloe I would recreate this room in the new house. We are taking the chandelier and the sconces to the new house. No changes in this room since the makeover last year.
Upstairs Family Room
This is where the downstairs couch landed. This room received a good tidying up and cleaning.
Guest Bedroom
This room is where I spent the majority of the time working. I had to strip wallpaper off the wall that was super difficult to get off even with hot water and steam and then paint.
Jack and Jill Bath
Fresh paint and cleaned.
Spare Room
Nothing by a good tidying up and cleaning.
Backyard
There was still a ton of pollen in the air even after we cleaned up the patio furniture. The back patio is quite lovely, but this yard is too big for us. Our next house has a gorgeous covered patio with an outdoor fireplace as well as backing up to water. Chloe and Greg are already talking about getting new fishing rods and a canoe!

Okay, now I understand why you’re moving! That is so smart to move before your daughter is in middle/high school…I had to move 4 times during those years and it was rough. I made it a priority to keep my children in the same school system their whole childhood, and now they are married with children and still see friends they knew as toddlers! Can’t wait to see your new home and what you do with it! Your house looks fresh, spotless and immaculately maintained, I’m sure that’s what appealed to your buyers!

I am so excited for you, AND a bit jelly, but more excited. I don’t think our listing will be as easy. We are in a tough and limited market. As for your home, it is lovely and it isn’t surprising that it has so quickly. The house has great bones, appears to have a fluid and functional floorplan and that back yard is terrific.
