And when you are in the process of looking and buying you should be asking the right questions, to ensure you are fully prepared before you move in.
Things you should be asking include the council tax and running costs, any repairs that may be needed for example on the heating and cooling, the condition of the appliances – as you may need to buy new ones and how much the stamp duty is – this can be costly unless you are a first-time buyer.

How Much Is the Council tax and Running Costs?
Whether you are buying or living in a rented home, you will be paying council tax and have monthly running costs. The amount you pay for council tax will vary, depending on the location of the property you want to buy and the band of the property. When looking, make sure you ask the question and find out what the rough month’s running costs are. By having this figure, you will find it easier to budget and know if you can afford to live there.
What Is the Condition of the Appliances?
When viewing, first check what appliances will be included when you buy. Sometimes sellers will want to take their appliances with them, especially if they have recently purchased them, for example, a new oven. Once you know this, make sure you check the condition of the appliances as it may be that they aren’t very good and that you will need to replace them when moving in, for example, a new fridge. You can then make a list of items you will need to replace and budget for them as moving day approaches. Other changes that you may need to make will include new windows or new fences.
How Much Is the Stamp Duty Going to Be?
Stamp duty is a fee that you will pay when buying a property. The amount of stamp duty will vary depending on the cost of the property and its banding – it can be free if you are a first-time buyer and buying to a certain value, you will need to confirm this with the estate agent. Your estate agent will be able to advise you on the stamp duty so that you can include that figure within your purchase price. When finding out, make sure you check for other fees that may be charged.
