Appraisal and Inspection
An appraisal will help you determine the property’s market value, so that you can decide whether the asking price is a good deal or an overestimation by the seller. Inspections, on the other hand, are carried out to find more details regarding the property’s overall condition. Both checks are crucial, as the findings will have direct impacts on the property’s final price, your total expense (purchase + repairs), and final decision. Electrical and Plumbing Systems Checks
Hire a certified electrician and a plumber to check the property’s wiring and plumbing system. Older homes will often have faulty wiring and leaky pipes, whether they are a result of poor installation work, or have simply been brought on by neglected maintenance. If electrical repairs, rewiring and/or plumbing repairs are indeed necessary, you will be able to renegotiate the property’s price with the seller.
Old and undermaintained electricals could be marked as potential fire hazards by the inspecting electrician, while your plumber may find heavy water damage in the building’s structure. If these danger zones are repairable/replaceable, estimate the cost of doing so first. Once you have an official estimate of the repairs, bring it to the homeowner’s attention for an appropriate deduction.
Appliance Checks
Furnished homes and apartments often come with electronic appliances such as a fridge, an electric oven, a dishwasher, etc. included. Not all of these furnished apartments are a good deal though, because they will cost more, and several of the included items may not be of any use to you at all. Then there is the question of their quality and condition, which must also be checked during the inspection. Depending on the inspection’s result, the added cost, and your use for the appliances (or lack thereof), you could be able to negotiate a much better deal with the seller.
Legal Authenticity and Property Background Checks
Work with a real estate lawyer to get the seller’s authenticity as the houseowner checked, because real estate frauds can be quite convincing. Also, get them to check through and verify the property’s history in all relevant details, including information on the land itself. Full disclosure is a legal mandate for the seller, so if your lawyer comes up with hidden, unsavory history, you should consider looking elsewhere.
Any home that does not meet the US Minimum Property Standards (MPS), may not be worth the effort at all. Depending on which property inspection company you are working with, it could be possible to get all the necessary checks completed from a single resource.
