Hello World! Welcome Friends! You finally got your mortgage finalized, you are moving into your new home and your list of upgrades and must-have appliances is ready. Chances are that most of the things on that list are not going to have anything to do with the roof.
The roof is a critical part of the home and is one of the first things that new homeowners should look into when they are buying the property. It should also be one of the first things you address when you have acquired the property. A problem with the roof can compromise the safety and security of the entire home. Here are a few tips to help you manage your roof situation.
Check Tiles
Most homes will have a roof with shingle tiles. These are completely exposed to heat and cold and they go through a lot of wear and tear every season. The weather can cause shingles to warp, crack, break, or become undone from the surface of the roof. This means the roof itself is exposed and moisture can get into the home. As the moisture seeps down into the walls and eventually the floor, it will compromise the entire structure of the home.
Ideally, you should inspect the shingle roofing twice a year, at the start of both the summer and the winter. This way you can detect problems before they become a crisis. Sometimes you will notice a missing shingle tile; this is quite common. Simply get a new tile and stick it in place. You can also contact a roofing company like Lanes to replace your old roof.
Gutter Health
The gutters are a neglected part of the roof. Even though they are so easily visible, many people forget to check their gutter every season. Leaks in gutters are the most common problem which leads to water stains all over the building and can also cause water to leak into the home. Bent, warped or sagging gutters also make your home appear unsightly. Working with gutters is tricky, especially if they are already starting to sag. This is a sign that the brackets that hold the gutters up are giving way.
Ideally, you should get a professional to help you out with this job. It’s best to find a trusted roof cleaner who can safely and effectively remove debris and ensure your gutters are functioning as they should. Their expertise can help prevent water damage and maintain the overall appearance of your home.
If your gutters are within reach from a ladder then you could try it yourself. If you need to get on the roof to access the gutters then definitely leave it to the professionals. Also, make sure the drain at the end of the gutter has been properly cleaned out so you don’t end up flooding the road or your driveway with water from the gutter.
Inspect For Microorganisms
Another problem with roofs that don’t get regular inspections is microorganism growth. This can happen on shingle roofs or tiled roofs. Both these materials can absorb a lot of water which makes them a great place for fungi, moss, algae, and other organisms to take root. If you notice discoloration on the tiles where parts of the roof seem washed out while the rest is nice and dark, the dark parts are probably algae.
A good solution for getting these pests off the roof is to wash and scrub the roof with a mix of 50% water and 50% bleach. This will remove nearly any kind of microorganisms on the roof. A more permanent, but more expensive solution is to install shingles with copper granules or to install a sheet of copper on the ridge of the roof. The metal is lethal for algae and many other microorganisms that enjoy living on the roof.
Leaves and Debris
If you have a large roof then you need to make sure it is nice and clean at all times. As leaves and debris accumulate on the roof, it places a lot of stress on the roof itself and the supporting systems that hold it up. At some point, something is going to give. Either a part of the roof is going to cave in or a supporting beam or pillar is going to be compromised. Moreover, having dead organic matter will also invite pests, birds, and microorganisms on the roof which will only worsen the situation. This is particularly important in homes where the entire roof, or a portion of the roof, has been vaulted.
Having insulation in the roof is extremely effective. However, the insulation also starts to deteriorate over time. This can leave empty pockets in the insulation layer and create weak spots on the surface of the roof. It would be a good idea to get a thorough inspection of the roof insulation every five years. Any gaps or deformations should be addressed as soon as possible to ensure the continued structural integrity of the roof.
