Filters require regular maintenance and should be cleaned and replaced regularly to lengthen the life of your HVAC system. While the method of cleaning filters varies depending on the type of air conditioner or furnace you have, most can be cleaned with a vacuum cleaner or a simple brush attachment. It may need replacing if your filter is too dirty and clogged with dust and dirt.
2. Capacitors

Most HVAC systems have two single capacitors: start capacitors and run capacitors. Start capacitors deliver the energy required by the AC’s motor to begin the cooling cycle, while run capacitors keep the motors running.

3. Blower Motor

The most common way to know that your blower motor is malfunctioning is when your unit becomes excessively noisy, accompanied by vibration or rattling noises. 4. Evaporator and Condenser Coils
Evaporator coils pull heat out of your home and into the air, while condenser coils cool down air from outside before letting it into your home or building. The condenser and evaporating coils are located in an attic or crawlspace and are made up of copper tubing with fins.
These parts require constant maintenance, often with a soft brush or cloth and regular vacuuming, as dust, dirt, and debris make them overwork. Rust or condensation on the surfaces of either of these coils means that it is time to consider calling an HVAC professional for a replacement.
5. Thermostat
If ever HVAC systems had a heart, the thermostat is one. The chief role of the thermostat is to regulate the amount of heat or cool air going into your house or building to maintain a consistent temperature.
There are two types of thermostats: mechanical and digital. Mechanical thermostats open or close an electrical circuit based on temperatures you preset using knobs or buttons on the front panel of your device. These mechanical thermostats turn off power to parts of your HVAC system when temperatures become too high. When temperatures drop, thermostats turn them back on until temperatures return to normal. Digital thermostats are the more modern versions of mechanical thermostats. They incorporate technologies that monitor temperatures and turn on or off the HVAC system accordingly.
As you can see, a thermostat is the difference between your comfort and lack thereof. However, factors such as dust and debris in your system can see it fail. Therefore, regular cleaning and maintenance are essential for it to work optimally.
6. Ducts
Ducts bring in fresh air and remove stale hot air inside your home in a never-ending loop. Improperly working ducts lead to poor indoor air quality and higher energy bills.
Ducts are one of the parts that need regular maintenance because their constant usage and exposure to the elements wear them out over time, regardless of the materials they are made of. Pests and rodents are also common enemies to the ductwork and can damage them. Since they are usually located in hard-to-reach places, like within floors and ceilings, they are likely to run into disrepair, making them difficult to clean and maintain.
