Hello World! Welcome Friends! If you’re looking to purchase a house then you need to have a home inspection completed. You may think that your mortgage company will handle this for you. However, they are interested solely in the value of the property to ensure they can get their money back in the worst-case scenario.
A home inspection, performed by a reputable construction consultant Sydney, will tell you if the property is structurally sound and what type of work you can expect to do. It can even be used to renegotiate the price you’re paying for the property.
Of course, some home inspections tell you to walk away, you should be concerned if any of the following 5 faults appear on your report:
1. Foundation Problems
Houses are generally built on concrete foundations. These give them stability, help to prevent subsidence, and protect your home from damp. If the report highlights an issue with the foundations you need to think about walking away. These problems are usually very expensive to fix.
After all, cracks in your foundations suggest excessive settling and potential structural issues.
2. Mold
Any mold in a house is a sign that you have damp. You can expect to find some mold in a bathroom or other badly ventilated areas, especially if they have constant moisture such as that produced by a shower.
But, black mold suggests there is a bigger issue, water and damp are seeping into your home. You’ll need to locate the source of the issue and repair it, that can be a costly experience.
3. Signs Of Leaks
You may be able to spot these signs yourself. Signs of leaks show up as stain marks on walls, floors, or ceilings. Leaks can be from issues with the wall coverings, the roof, or burst pipes. The question is whether the leak has been identified and fixed properly, or not.
If the leak is still prevalent it’s possible that the wood in your home will start to suffer from wood rot, causing further structural issues.
4. Heating Problems
When you’re purchasing a house in the idle of the summer you may not think about heating issues. However, you’ll soon know about any problems when the colder weather comes in. Heating problems generally revolve around the furnace.
The cost of a new furnace can be high, you’ll want to be confident that the existing one has plenty of life left in it.
5. Pests
You’ve probably thought about termites and how destructive they can be. It’s essential that your new home is checked for these and any issues dealt with before you complete the purchase.
In addition, you need to be aware that rodents and other pests can also cause a huge issue to your new home and even your health. Many pests are capable of spreading diseases.
Having your home inspected beforehand will ensure there are no pests for you to worry about.
Home inspections do add to the cost of purchase. But they can save you a lot of money, making them an essential part of the process. Just be careful if any of the above issues are flagged.
